Foggy Windows & Broken Seals
If you see fog, moisture or a milky haze between the panes of glass, the window's seal has failed. The insulating gas has leaked out and moist air has gotten in. Wiping the glass won't help, because the moisture is inside.

What a broken seal means
- The window has lost much of its insulating value, so the room feels colder in winter and warmer in summer
- The fogging usually gets worse over time and can leave permanent mineral stains on the glass
- If one window has failed, others of the same age often follow
Fix it or replace it?
I'll look at the window and tell you plainly what makes sense. If the frame and sash are in good shape and only one or two units have failed, the fix may be simple. If the windows are older, drafty or several seals have failed, new windows are usually the better value. Either way, you get a written price before I leave.

Before and after

Fairborn, OH · Kitchen window replacement. Old gridded double-hungs swapped for a clear-view window, with the wood interior trim kept and finished to match the cabinets.
Common questions
Is a foggy window dangerous?
No, but it's no longer insulating well and the glass will keep getting worse.
Can I just clean it?
No. The moisture is sealed between the panes, so it can't be reached from inside or out.
